5月7日,中國(guó)人民銀行發(fā)布關(guān)于下調(diào)個(gè)人住房公積金貸款利率的通知稱,中國(guó)人民銀行決定,自2025年5月8日起,下調(diào)個(gè)人住房公積金貸款利率0.25個(gè)百分點(diǎn)。

China's central bank announced on Wednesday it will lower the interest rates on personal housing provident fund loans by 0.25 percentage points starting Thursday.

5年以下(含5年)和5年以上首套個(gè)人住房公積金貸款利率分別調(diào)整為2.1%和2.6%;

5年以下(含5年)和5年以上第 二套個(gè)人住房公積金貸款利率分別調(diào)整為不低于2.525%和3.075%

The interest rates on personal housing provident fund loans with maturities of five years or less and those with maturities above five years will be adjusted to 2.1 percent and 2.6 percent, respectively, for first-home buyers, and to no lower than 2.525 percent and 3.075 percent, respectively, for second-home buyers, the People's Bank of China (PBOC) said in a statement.

個(gè)人住房公積金貸款利率下調(diào)

100萬(wàn)元30年期貸款總利息將減少近5萬(wàn)元

據(jù)悉,此次住房公積金貸款利率調(diào)整范圍既包括新發(fā)放的住房公積金貸款,也包括存量住房公積金貸款。此次利率下調(diào)后,新發(fā)放的住房公積金貸款將執(zhí)行新的利率,此前已發(fā)放的住房公積金貸款,利率將在2026年1月1日起下調(diào)。這可直接減輕借款人利息負(fù)擔(dān),等同于增加居民收入,提升消費(fèi)能力。

以一筆金額100萬(wàn)元、期限30年、等額本息還款的首套個(gè)人住房公積金貸款為例,月供將由4136元降至4003元,減少約133元,總利息支出將減少約4.76萬(wàn)元。

5月15日起下調(diào)金融機(jī)構(gòu)存款準(zhǔn)備金率

中國(guó)人民銀行決定,自2025年5月15日起,下調(diào)金融機(jī)構(gòu)存款準(zhǔn)備金率0.5個(gè)百分點(diǎn)(不含已執(zhí)行5%存款準(zhǔn)備金率的金融機(jī)構(gòu)),下調(diào)汽車(chē)金融公司和金融租賃公司存款準(zhǔn)備金率5個(gè)百分點(diǎn)。

The PBOC also announced on Wednesday that it will cut the reserve requirement ratio (RRR) by 0.5 percentage points for financial institutions from May 15. Financial institutions that have already implemented a 5-percent RRR will be exempt from the upcoming reduction, and the RRR for auto financing and financial leasing companies will be cut by 5 percentage point.

據(jù)悉,此次降準(zhǔn)預(yù)計(jì)將向市場(chǎng)提供長(zhǎng)期流動(dòng)性約1萬(wàn)億元。

The move is expected to provide about 1 trillion yuan in long-term liquidity to the market.
